+How We Help

Understand what is possible. Decide what is next.

We bring practical development experience and an independent view to your place, finding connections that could improve its value and how it works. Three services, with the scope and fee agreed before we start.

Start with the question you need to answer.

Readiness Check

£4,500Five working days

Is a Positive Review the right next step?

Positive Review

£10,000Two to three weeks

Where are the opportunities across your place, and which should you take forward?

Pillar Deep Dive

From £15,000Scope agreed with you

Need to explore one area in more detail? We agree the scope and fee with you before starting.

Your Readiness Check fee is credited in full against a Positive Review commissioned within three months. All fees exclude VAT.
+For Public Bodies

Make a clearer case for the value your project adds.

You need to show what your proposal will achieve beyond what would happen anyway. We help you identify and evidence that additional value, including the benefits that may be missed when homes, energy, movement and other parts of a place are appraised separately.

A Positive Review identifies where whole-place value comes from, within each pillar and between them, and sets it out as evidence your business case can use. It is independent, fixed fee and takes about three weeks.

+The Process

Work through the choices with us.

Over three to four weeks, we bring together the information you have, explore the opportunities and work through the priorities with you in a half-day session. The report records the evidence, the choices and the next steps.

1

Intake and framing

Days 1 to 3

You send what you already have. We organise it across the six pillars: what is known, what is assumed and what is missing. An optional 45-minute call fills the gaps.

2

Pillar scan

Days 3 to 7

Each pillar is assessed for its current position, the scale of opportunity, the severity of constraints and the strength of the evidence.

3

Where the pillars meet

Days 7 to 10

We identify the combinations of pillars where value concentrates. This is the step single-discipline appraisal misses.

4

Working session

Days 10 to 12

A half-day with your team. We bring our findings and test them against what you know that we do not.

5

Report and playback

Days 12 to 15

A report written for the person you will forward it to, and a call to talk it through.

+What We Ask For

Start with what you already have.

You do not need to prepare a new set of documents. Send us what is available, including anything you think is contentious or unresolved. That helps us understand where the work is needed.

Masterplan or framework plan, and any design codes
Business cases and funding submissions
Development appraisals and viability work
Technical studies: energy, transport, drainage, ecology, heritage
Governance papers and stewardship proposals
Planning position and key applications
Community and stakeholder engagement outputs
Anything you think is contentious or unresolved
+Questions

Common questions.

What happens after the Review?

That is up to you. Most Reviews identify one or two questions worth exploring further. You can bring those back to us or take them to someone else. There is no obligation to commission more work.

Is it independent?

Yes. The Review is a fixed-fee assessment with no obligation to commission anything further. If we have any interest in the site or programme, we declare it before we start.

How do public bodies usually buy it?

It is a fixed fee with a defined scope, which makes it straightforward to compare and approve. We will provide whatever your contract standing orders require, such as a written quotation, scope and insurance details. The Readiness Check exists partly for budgets that cannot yet reach a full Review.

Let's see whether we can help.

Tell us what you are working on and where you are getting stuck. In a twenty-minute conversation, we will give you an honest view of whether we can help. No preparation needed.
